Sear's Comes With a $ 5.6 Million Price

HOUSTON COUNTY:    Houston County School Superintendent Tim Pitchford seems to be moving forward towards the old Sear's Building becoming a reality.


Pitchford and members of the Central Office and School Board have been considering several pieces of property for the CTC Center. Some of the property include the old Medford Lincoln - Mercury Building on Ross Clark Circle and Denton Road. That property just would not work.


The team looked at the old GE Plant on Hodgesville Road and Inez Road. That property would be great. It could encompass all of the school system needs to include moving the bus barn to that location. However just the property without renovations would cost around $ 4 million dollars.


The school board and Superintendent seems to be focused on the Sear's Building on West Main Street. This property sits next to Dothan's historic West Main Jewelry and Pawn Shop.


A proposal to the school board comes with a $ 5.6 million dollar price. That price includes the building and land for $ 1.5 million, Construction Costs $ 3,933,494.00, Architectual Fee of $ 175,000.00, and Realtor Fee of $ 30,000.00.



The construction cost will include demolition, temporary utilities, construction clearing, final cleaning, permits and fees, insurance, supervision, metal studs, drywall, insulation, block masonary, roll up doors, doors, frames and hardware, glass and glazing, interior painting, cabinetry and millwork, suspended acoustical ceilings, toilet accessories and partitions, toilet sinage, fire sprinkler, plumbing and engineering, HVAC and engineering, electrical and engineering, canopies, outside utilities, chain link fencing and manual gates, site lighting repairs, automotive ventilation system, toilet ceramic tile floors and walls to ceilings, EIFS at classroom building storefront, natural gas lines in automotive building, airlines in automotive.


The $ 5.6 million dollars will not include exterior signage, interior classroom signage, classroom and office furniture, automotive equipment installation, concrete footings for automotive equipment, asphalt or striping, landscaping, exterior masonry painting, medical equipment installation, welding curtains, I.T wiring, telephone system and wiring, laundry equipment or installation, appliance or installation, new site lights, security wiring nurse call systems, finish of future areas, lockers, air compressor, relocating existing building columns or State of Alabama Commission Fees.


There is an allowance of $ 50,000.00 to install windows in the classroom buildings.


The Houston County School Board has enough in reserves to pay for this project. However they will better serve the citizens for a bond issue or convential financing in order to keep reserves if needed. The building owner will finance for the school system should they desire.


The board will make a decision about moving forward in the immediate future.
